A website can serve two purposes:
It can be your business card and personal brochure
Typically, these websites will have a domain name which is the same as, or similar to, the name of the realtor. Mary Smith might use www.marysmith.ca as her personal website address. Using only 4 or 5 pages, you can tell your (prospective) clients who you are, what your background is, the services you offer them and show them your personal listings. You can be more elaborate and put together extra pages with articles, neighborhood info and whatever else you want to show and tell them.
The client will often decide if they will contact you based on the way your information is presented, the general impression of the site and the content of it. The client wants to have an impression of the personality of the realtor and what they stand for, to be able to make a first decision. Websites that are clones of a general template don't make you stand out from the crowd.
If done properly, it can make sure that you can be found when a consumer is looking for a real estate agent

Do you google too? Most people do nowadays. So when they are need a realtor, they will google "real estate agent in Ottawa", or "real estate Kanata", or "condo specialist Ottawa" or a similar phrase. They will only google "Mary Smith" if they know your name. This is why a domain name that tells a story could be very useful. An address like www.myottawarealestate.ca says something about what you do for a living.
The words used in the description of the site, meta tags, the text on the first page and many other little tricks will influence how easy it is to find your website.
Why not use more than one domain name and have multiple internet addresses pointing at your website? Mary Smith could use www.buy-me.ca on a rider on her for sale signs and use www.marysmith.ca on her business cards.
Be creative, clear and honest
The client not only has to find you, they have to get a good impression in a very short time. Stand out from the crowd, tell your story and be honest about who you are and what you do.
With the vast majority of Canadian home buyers turning to the web to research the biggest purchase of their lives, having a web site is essential for any real estate agent, in any market.
